We share the title and survey references up front. Your lawyer is welcome to run a search before you commit.
- 4Pay outright or spread
Pay outright (over up to 3 months) or pay a deposit and spread the balance over 12–16 months.
- 5Documentation
Receive your receipts and Contract of Sale. For our Uyo estates the Contract of Sale is free.
- 6Allocation & build
Your plot is identified on the layout and on the ground. Build to the estate design code when you are ready.
04 · Titles explained
Know what you’re holding.
Land titles in Nigeria have their own vocabulary. Here is a plain-English guide to the documents you will meet when buying from us, or from anyone else.
- Certificate of Occupancy (C of O)
- Issued by the State Governor, it grants a statutory right of occupancy over land, usually for 99 years. It is the strongest primary title in Nigeria. A Global C of O covers a whole estate before individual plots are perfected.
- Governor’s Consent
- Required under the Land Use Act whenever land that already has a title changes hands. It records the Governor’s approval of the transfer and is registered at the Lands Registry.
- Excision
- The part of a Government acquisition that the State releases back to the original community. Once gazetted and charted, the community can lawfully sell within the excised area.
- Gazette
- The official government publication that confirms an excision and lists the villages and hectares released. It is a key document for verifying excised land.
- Registered survey plan
- A plan by a licensed surveyor, lodged with the Surveyor-General, that fixes the exact boundaries and coordinates of the land. Every Livingstone estate is surveyed.
- Government Allocation
- Land allocated directly by a government agency within a planned scheme, such as the Lagos State Labour City. It is backed by an allocation number and survey.
- Contract of Sale
- Your written agreement with the developer. It sets out the plot, price, payment terms and obligations on both sides.
- Deed of Assignment
- The instrument that transfers the seller’s interest in the land to you. It is later perfected with Governor’s Consent where applicable.

When can I visit the estates?
Every Saturday, with a pick-up arranged by our team. Weekday visits can be booked by appointment. Use the site-visit form on our contact page or message us on WhatsApp.
Can I pay the outright price in instalments?
Yes. Outright buyers can spread the outright price over up to three months without moving onto a spread-out plan.
How do spread-out plans work?
You pay a deposit, then the balance in equal monthly instalments over 12 or 16 months, depending on the estate. The total is slightly higher than the outright price. Our calculator above shows the exact figures.
Can I build straight away?
Many of our estates are ready to build, including Linus Court-1, Mercantile Villa and Residence Solitaire-1. LivingspringCourts-1 already has residents. Ask about your chosen estate’s status.
Are there building restrictions?
Yes, and they protect your investment. Most of our residential estates are low density: bungalows, duplexes and blocks of flats of no more than two floors, with no high-rise buildings. Mercantile Villa is fully commercial.
How do I verify a title?
Every project page lists its title type and reference numbers (for example the excision file number and survey plan number). Your lawyer can search these at the Lands Registry before you pay.
Can I buy from outside Nigeria?
Yes. Many of our owners live abroad. We can walk you through the estate on a WhatsApp video call, share documents digitally, and host a representative of your choice on a site visit.
Do prices change?
Yes. Prices on this website are indicative and move with demand and development stages. Early buyers usually get the best price, so please confirm the current price with our sales team.
